Whilst there’s no legal requirement to make sure electrical equipment is fully certificated (unlike the Gas Safety Regulations) many insurance companies insist on periodic rented property Inspection and Test to ensure that the wiring system is safe. This is because all electrical systems suffer damage over time due to deterioration and/or alteration.

You may also face legal action if an accident occurs and a tenant is injured due to an electrical fault. The best defence against such legal action is to show that you’ve been diligent in your legal duty of care through regular testing of the electrical systems in the property and that these tests were carried out by a qualified electrician.
